Jordan Valley Ranch headquarters is located
approximately two miles northwest of the small community
of Jordan Valley, Oregon. Boise, Idaho is approximately
75 miles to the northeast and Winnemucca, Nevada about
200 miles to the south, both easily accessed via US
Highway 95. The communities of Caldwell and Nampa, Idaho
provide most services including emergency and long term
medical, all pertinent shopping necessities and advance
educational institutions. The area is steeped in history
dating back to the fur trade of the early 1800’s and
flowing into the mining of the 1860’s and subsequent
ranching operations that followed.
Ranch proximity to the Boise Valley, coupled with
the rugged and vastness of the Circle Bar portion of the
operation, add to the value of this offering. Boise
offers easy air service and connections from all states
in the country…an additional 80 - 90 minutes and you
would be at ranch headquarters. Add another 45 minutes
and you will be surrounded by vast solitude at the
Circle Bar cow camp.
The ranch is possibly the most competitively
priced working ranch on today’s market and should be of
interest to anyone looking for a Great Basin "buckaroo"
operation complimented with Mule deer, a modest elk
population and upland game birds. An outstanding trout
fishery is found on the North Fork of the Owyhee…bass in
the South Fork.

*The 1,468 AUM Idaho BLM permit, (Pole Creek
Allotment) along with about 64 other neighboring
permits, is in constant and ongoing litigation with
Western Watersheds Project. Although this permit will be
transferred to a new buyer the seller has put no value
on the permit in determining value or carrying capacity
of the ranch. There is no warranty or guarantee in
regards to this permit.

2007 turnout consisted of approximately 750 mother
cows, 225 breeding heifers, 400 yearling steers and 44
bulls. In addition the ranch produced approximately
2,000 ton of alfalfa and grass hay. Although 2007 has
been reported to be the driest on record it is estimated
this years winter feeding will begin in late December.
Several back grounding pens allow for a flexible
marketing program… the quality and quantity of deeded
lands helps to minimize dependency on government
permits.
Cows are currently being bumped up to begin
calving in early February. The base herd is a mixture of
Angus and Hereford cows primarily crossed with black
bulls. Prior ownership ran predominantly Hereford cattle
with a later calving date to coincide with an early
March turnout.
Cow Creek is an easy 6 mile trail from
headquarters. Cattle can be trailed and/or trucked to
the Circle Bar Oregon Sate Leases, a distance of
approximately 33 miles. The calves weaned at the Circle
Bar are generally trucked to HQ’s while the cows remain
for several weeks and then trailed home. Winter permit
cows are trucked about 45 miles and run in common with 5
permittees.
Irrigation water and forage is seasonal and
therefore subject to variation on a year to year basis.
Quality management and timing is paramount to
maintaining the approximate 1,000 animal units and could
easily vary for any new buyer. The Oregon State leases
are some of the most highly prized permits throughout
the state. They offer security and flexibility for a
long term program in the livestock business with assured
15 year renewals dating to 2030.

Western Watersheds Project, and other "Enviro"
groups, has continually harassed and made life difficult
for the livestock industry throughout the west. Idaho is
one of their focus areas. It is unlikely they will be
successful in eliminating grazing on public lands,
however; it is believed they will continue to aggravate
permittees as long as their funding permits. Although
the Pole Creek BLM permit is fully utilized and in
effect the Seller has not given it any value in pricing
the ranch. Please call Raul Trevino, BLM Range Con, for
an informative opinion before touring the ranch.
The Saddle Butte winter BLM permit is administered
from the Vale office. Five ranches run in the allotment,
a rider is hired for the day to day care. Numbers total
approximately 1,500 head.

WILDLIFE/RECREATION
The Circle Bar portion of the ranch offers controlled
access to thousands of acres to the state leases and
portions of the Pole Creek BLM. The South Fork, Middle
Fork and North Fork of the Owyhee River either serve as
boundaries and or traverse through the center of the
Circle Bar. Mule deer, elk, antelope, and lion are the
major big game species. The Chukar population along the
various forks of the Owyhees is generally unsurpassed.
Sage hen and Hungarian partridge are also common.
California Big Horn Sheep can be found along the rims of
the South Fork, Owyhee River. The deeded lands offer 8
landowner hunting tags for deer and elk.
The North Fork, Owyhee offers one the finest native
trout fisheries in the west for anyone willing to hike
or ride horseback into the canyon, Bass fishing on the
South Fork is excellent. Whitewater rafting and kayaking
on the South Fork during early runoff is renowned.
IMPROVEMENTS

metal shop, bunk house, working and shipping facilities,

Winter permit - cabin
Jordan Valley Ranch offers an accessible close in
cattle operation only minutes to schools, quality
dining, fuel and minimal grocery items. The Boise Valley
is within 60 minutes striking distance via highway 95.
The ranch has withstood the 2007 drought in good
condition when compared to other western ranches. The
approximate 12,000 deeded acres plus solid state leases
allow for independent management at minimal expense. The
Circle Bar portion of the
ranch offers some of the most pristine high desert
country that Oregon and Idaho have to offer. The value
of the Circle Bar deeded may justify a sizeable portion
of the purchase price in itself i.e. government and/or
environmental groups.
