The Monitor Ranch is located approximately 165 miles east of Reno and/or about 250 miles north of Las Vegas. Monitor Valley is centered between the Monitor Mountains on the east and the Toquima Mountains on the west. 10,000 to 11,000 foot mountain peaks, complimentary topography, vegetation, wildlife and geothermal phenomenon offer some of the best to be found in the country.
The valley floor stretches about 75 miles in a north/south direction with headquarters situated about 25 miles south of US Highway 50. The communities of Eureka and Tonopah provide basic services for area ranches and are both about 75 miles distant from ranch headquarters.
The Monitor Ranch is a trophy working ranch suited for a rugged buckaroo type personality. Deeded, BLM and USFS holdings exceed well over 200,000 acres with only minimal interior fencing. Cattle are permitted to graze outside for the entire year. Operational economics and monetary return will appeal to either an owner - operator and/or absentee owner. Quality management is currently in place at the time of this writing.

GENERAL INFORMATION
Approximately 3,020 total deeded acres.
The Monitor Ranch consists of nine separate non-contiguous deeded parcels interspersed within the BLM permit. Some irrigation covers four of the nine parcels on normal water years, however; ditches, dams, take-outs etc. are currently in disrepair and will need to be upgraded for maximum production.
The following irrigated and sub-irrigated acreages are approximations only and need to be verified by any interested Buyer before submitting an offer. Information on file with the Nevada State Engineer is available upon request.

Stoneberger: ( HQ’s ), 46 acres flood irrigated…plus 87 acres irrigated/sub-irrigated
Potts: 262 acres flood irrigated…plus 302 acres irrigated/sub-irrigated
Diana’s Punch Bowl: 72 acres irrigated/sub-irrigated
Rye Patch: 223 irrigated/sub-irrigated
TOTALS: +/-300 irrigated +/- 680 irrigated/sub-irrigated

*Please note that Stoneberger and Rye Patch are dependant upon seasonal mountain run-off. Diana’s and Potts are spring fed and fairly constant throughout the year.
Current management does not harvest any hay on the above irrigated lands.  Supplemental winter feed is acquired from growers outside the valley. The Potts pasture is used in the fall for gathering and weaning. Old stack yards can be found at HQs, Rye Patch and the Potts meadows.

The ranch is currently long on fall, winter and spring permits. A verbal agreement is presently proposed by both the land owners and the BLM to allow for approximately 846 head outside for 12 months utilizing BLM, USF and deeded lands. It is the understanding of this agent that such plan will be in effect in 2009 on a trial bases.
