ESTIMATED CAPACITY:
As mentioned above the R O lends itself to several
combinations of operation ranging from a total cattle unit to a
cattle/farming mix. The R O is long on fall – winter – spring
feed with the limiting factor being summer pasture. The owners
are currently increasing summer AUMs via updated irrigation
improvement. Again; discussion with the listing agent is
necessary to inform a prospect of the various options. The ranch
has the resources to rate at +/- 2,500 – 2,000 head year long
while still having excess 8 month grazing for +/- 1,500 – 1,000
head. Fewer inside numbers will allow for greater hay sales
while increasing proportional outside AUMs.
Current total operating cost on Federal leases is +/-
$8/AUM. This includes BLM fees, supplement, labor,
vehicle, fuel, repairs and taxes.
R O summer and winter grazing is one contiguous block, allowing for an easy
organized drift of cattle.
The ranch currently employs 3 fulltime people plus additional seasonal and
day help when needed. White sage (winter fat), 4 wing, shadscale and bud sage are
the predominant winter forage with Indian rice grass and galleta making up the
majority of native grasses

IRRIGATION – WATER
The majority of irrigation water for R O headquarters is
supplied from North and South Twin Rivers via buried steel pipe
headed at concrete diversions approximately 4 miles east of
usage. Gravity flow water currently feeds and pressurizes 4 low
pressure pivots and 8 wheel lines with excess water applied to
flood meadows and sub pastures. This water will generally hold
through late July to early August at which time croplands
receive water from 6 supplemental irrigation wells all tied to
the system and flood ditches.
Plans are to install 4 new pivots, 2 of which will replace
current wheel lines and 2 for development of additional crop
land. Application for a Farm Service Agency cost share program,
approximately 70%, has been approved for one of the pivots.

In addition to irrigation water there are numerous springs,
seeps, seasonal streams, and wells which provide stock water
throughout the permits. 4 new stock wells are approved for
drilling on the BLM with all expenses to be paid by Round
Mountain Gold. A short, once a week, winter water haul for 3
troughs is currently accessed via paved highway 376.
IMPROVEMENTS
Seven modular homes and an office dating between 1989 and 1991
comprise the ranch housing. Two double wide in good condition.
One double wide in need of update and the balance of singlewides
rating from good to fair condition. Excess housing is currently
rented and maintained by mine employees.
Shop: newer steel frame construction with 14’X14’ and 15’X18’
overhead doors, parts room, storage deck, oil furnace – one
older shop in fair condition. Two airplane hangers currently
used for storage.
Warm-up/weaning lot (+/- 1,400 LF concrete manger), steel
pipe – sucker rod – cable, working and sorting corrals, metal
tub, hydraulic squeeze, steel loading chute, 50 ton Cardinal
scale, scale house/tack room, automatic stock water troughs and
other miscellaneous. Most appear in good condition and well
planned for cattle flow with minimal labor.
Above ground fuel storage of 5,000 and 8,000 gallons set on
metal frames.
Two sets of pipe working and shipping corrals, miscellaneous
other corrals, traps and marginal outbuildings found on
satellite deeded parcels throughout the permits
WILDLIFE/RECREATION
Elk, Mule Deer, antelope, Big Horn Sheep, upland game birds
and the usual assortment of predators and varmints associated
with western ranching.

PURCHASE PRICE: $8,000,000
The R O provides an excellent opportunity for anyone wishing
a legitimate working livestock operation. Current management has
been upgrading the ranch to where a new buyer, with some
additional capital outlay and labor, will then own bragging
rights to one of Nevada’s old time reputation outfits. With
proper management, and cooperation from Mother Nature, the R O
will provide excellent return on hard asset investment plus the
bonus of a western lifestyle associated such holding. All
mineral, gas, oil, geothermal, etc. have been retained by
previous owners.
At the time of this writing, two adjacent properties are
available that would tie in with the R O. The Triple T (TTT)
would add +/- 600 AU’s year long to the above. Asking price -
$3,000,000.
The Wineglass would add +/- 400 HD summer pasture (irrigated
meadow) and includes a large hot spring with commercial and/or
recreational potential. Asking price - $2,500,000.
