BIG SMOKEY VALLEY

Triple T headquarters is situated in the northern portion of
Big Smokey Valley approximately 23 miles north of Carvers and 23
miles southeast of Austin. Las Vegas is approximately 270 miles
south…Reno approximately 130 miles west. Big Smokey Valley
splits the Toiyabe Mountains, rising sharply to the west, and
the Toquima Mountains, sloping to the East. Both ranges support
peaks in excess of 11,700’ ASL elevating from a valley floor of
approximately 6,000’. Historic central Nevada ranching mystique
is still well expressed at the TTT.
The TTT deeded, BLM and USFS exceeds over SIXTY THOUSAND
ACRES. The area is steeped in mining history dating back to the
1860’s which was soon followed by farming and ranching to meet
the demands of area miners. Round Mountain Gold, Smokey Valley
Common Operation, is located approximately 30 miles to the south
and is reportedly the largest gold mine of its type in the
world.
Although currently part of the R O
Ranch, the TTT is a stand alone operation capable of
maintaining approximately 500-600 AUs on a year long basis. The
ranch consists basically of three deeded parcels tied with BLM
and USFS permits. 2008 plans to install a new pivot (gravity
flow pressure) utilizing existing water, will make for an easy
to operate, family and/or one employee unit. A permit has been
approved for a supplemental well to assure late season
irrigation. Any prospective Buyer interested in a central Nevada
ranch will find the allurement of the TTT and surrounding area
very enticing.
Schools, K – 12, are at Austin approximately 23 miles to the
east. School bus service on highway 376 is immediately east of
HQ’s. Basic shopping, parts, tires, repairs, fuel, lodging,
dining, etc. are available at Austin, Carvers, Hadley and
Tonopah. |

ESTIMATED CAPACITY: With the installation of the 2008
pivot the TTT should rate comfortably at 600 AU’s on a year long
basis. The ranch is basically a beef factory with limited
alternative economic function.
White Sage (Winter Fat), 4 Wing, Schadscale
And Bud Sage Are The Predominate Winter Forage With Native Grasses Providing
Other Seasonal Feed.
Cows Are Bred To Begin Calving March 1 st-Weaning
October 1st.
2007 Weaning Weights Averaged 440# Both Steers, & Heifers. Combined
IRRIGATION
The primary water source at the HQ’s unit is Baumann Creek,
which is conveyed via a concrete lined ditch to a small
reservoir. Large springs provide irrigation for both the Adobe
and Blue Springs pastures.
The new pivot will be of gravity pressure and cover
approximately 120 acres about half of which is currently
irrigated.
In addition to irrigation water there are numerous springs,
seeps, seasonal streams and wells which provide stock water
throughout the range.
IMPROVEMENTS
The main home is a recently remodeled 3 BR, 2 bath home in
top condition. In addition there are two newer doublewide
modular homes in good condition. A 7 stall concrete block
horse/calving barn with tack room, good set of pipe Corrals with
working pens and hydraulic squeeze chute.
